Purpose of Job

The BMS Operator is responsible for the continuous monitoring, operation, and maintenance of the Building Management System (BMS). The role ensures that all MEP (Mechanical, Electrical, and Plumbing) services, HVAC systems, and third-party integrations function at peak efficiency. This position involves a mix of control room monitoring and on-site technical work, including Planned Preventive Maintenance (PPM) and Corrective Maintenance (CM), to ensure occupant comfort and system reliability.

Responsibilities

  • System Monitoring: Perform real-time monitoring of the BMS workstation, responding immediately to alarms, critical alerts, and equipment failures.
  • Maintenance Execution: Conduct scheduled Planned Preventive Maintenance (PPM) on DDC panels, sensors, actuators, and controllers to prevent downtime.
  • Corrective Actions: Perform Corrective Maintenance (CM) and troubleshooting on site to rectify system faults, communication errors, or hardware failures.
  • Reporting: Generate daily, weekly, and monthly system status reports. Maintain accurate logs of all alarms, energy consumption data, and maintenance activities performed.
  • Site Inspections: Conduct regular physical walk-throughs of the site to verify that field devices (sensors, valves, dampers) match the data reflected on the BMS head-end.
  • Subcontractor Coordination: Supervise specialized third-party vendors during specialized repairs or system upgrades, ensuring adherence to safety standards.
  • Documentation: Maintain and update the site’s O&M manuals, maintenance logs, and asset registers.

Requirements

  • Technical Proficiency: Hands-on experience with Schneider Electric eco structr (or similar) DDC controllers, including automation servers, I/O modules, and field devices, etc…
  • Protocol Knowledge: Strong understanding of communication protocols such as BACnet (IP/MSTP), Modbus, and M-Bus.
  • Diagnostic Skills: Ability to read technical drawings, wiring diagrams, and sequence of operations to troubleshoot complex system issues.
  • Tools & Software: Proficiency in using BMS software interfaces and electrical testing tools (multimeters, signal generators).
  • Interpersonal Skills: Ability to communicate technical issues clearly to the facilities management team and prepare concise written reports.

Job Experience

  • Minimum 3–5 years of experience in BMS operations and maintenance within large-scale commercial or industrial facilities.

Education

  • Diploma or Bachelor’s Degree in Electrical Engineering, Electronics, Instrumentation & Control, or a related technical field.
